    Hello all,

    Question for anyone who has any experience with a standard Farmers homeowners policy in Olahoma ,  i assume it is special form, not Protector Plus.  Could you tell me if  drywall damage would be covered if there is no visible outward signs of a leak?     For those not familiar with weather in Oklahoma this year - the rain amounts have been unusually high

    I actually do work for another vendor and carrier, and we do cover it in most cases,  but this question is regarding a family member with Farmers.     The roof is old and worn out.  With my carrier, i would typically cover it, note the old, worn out roof and possibly send a risk advice for UW, but ultimately the damage from the leak would be covered.    Farmers says no dice,  and since i am the adjuster in the family, i get bombarded with questions when there is a storm

    i am working in MI---doing a lot of farmer's claims---the assignments are VERY limited---no policy info in most cases--maybe the deductible and some times a policy amount--protector plus has been mentioned

    but , on all the claims comes with a note "no wind driven rain coverage exist"---so not your normal Ho-3--again this is in MI

    Sounds like an HO-2, which requires a storm opening to let the water in, before there is interior coverage.

    To answer the coverage questions, you really need to know which policy is applicable.

    Ask your relatives to provide you with the form number and you can look it up to know [/uwhat is and what ain't

    Did OK have a form that had roof covarage not subject to RCC or just ACV a while back ?

    In 96 Mississippi HO-3 excluded from coverage aluminum carports or patio covers for wind/hail is that still around?

    Now look this one up in any state. Please find the building over water exclusion in the HO-3

    I'm pretty sure that Farmers has re-written their homeowner policies here in Oklahoma. I know that Texas has made many, many changes. Without a policy in front of me, I'm not sure "what is and what ain't" anymore.

    I think it would behoove all IA's to have the most current and/or applicable policy in their possession, no matter what state they are in.

    I don't move around much ....................... I stay in the state of confusion.

    The HO 01 35 , Special Provisions - Oklahoma, has/had a modification to the HO 3 coverage that changed the language in the HO 3 to state that buildings, except for their roof surfacing, were at replacement cost.

    As a Farmers Cat Rep I can tell you that wind driven rain is excluded under all Farmers Policies/Endorsements.  Farmers has very little coverage for water damage to a home.

    Bob, is DSA covered and created physical openings in their policy. Very little coverage is ambiguous. Looks like all the companies need to change their names to "Pay more, receive Less Insurance Company"

    And, you see, children, why my homeowner's coverage is with another carrier that uses the ISO HO-3 form. WITHOUT CHANGES.

    I worked a roof claim for Farmers last Summer. The house had golf ball sized hail in 98 and it was never even looked at by a storm chaser. A couple years after the storm the home owner crawled on the roof to figure out why his roof was leaking and found some holes in his plastic air vents. He screwed thin metal plates over them and never repaired the water damage, which stopped. Early in 07 another hail storm moved through and it was approved for full replacement due to hail damage. The adjuster would not pay for any interior water damages.

    OK, it was hit by hail in '98 with some leaking and never inspected.  Was a loss reported at that time?  And if not.... why not, or why was it not inspected?  Now it gets hit again in '07 (nine years later), and is inspected & the roof is totalled.  

    Has it been with Farmers' all the while, or has there been a change in carriers?  And is this interior staining new, or just been status quo from '98?   And is it of any substance, or just a couple little ceiling stains below those roof vents?   Most adjusters probably would have included the interior stains as part of the new loss, but it sounds like the insured admitted they were old from the tale you tell.   If the insured didn't cry foul in '98, I don't understand why they would start now.

    I did Farmers Staff for 2 years. Under Pro Plus and Special Form, as I recall you need named peril damage to the exterior that allows rain to penetrate and damage the interior in order to get interior water damage covered.  I remember because I was able to cover wind and hail but not raccoon.  Could cover the exterior raccoon damage, but not resulting interior water damage.

    I imagine the reason the adjuster didn't cover the interior was the damages were 9 years old and they were well past the time table to file a claim. If there were new interior water damages, then I imagine those would have coverage.
