    I would like some feedback on a claim I recieved today. Frozen pipes burst, water every where, restoration company already cleaned up and went to repair burst lines that were PVC, they fixed the burst spot and turned on the water , there were leaks and the lines would not hold an air test, now they want to replace all the lines in the house. Covered Loss?

    It depends on many factors which are not included in your post.  Does your policy require an endorsement for water damage?  Was reasonable care taken to provide heat in the building?  Is it a commercial building or residence? and the list goes on and on.

    Please provide more information and I'm certain several of us will be more than willing to provide our opinions but not as your question stands.

    Residence, heat was maintained, water damage covered what else is on your list that should go on and on

    Assuming an ISO HO3 policy form which no pertinent endorsements, only the plumbing damaged by freezing are a covered loss. I can't imagine that is all the lines in the house. Access to damaged pipes are also covered. And, of course, resulting damage. The nature of your post, Lindy, may imply that you already know this - but for those who don't see frozen pipes regularly - frozen pipe claims differ from regular plumbing leaks in that the cause of loss is not leaking water, but freeze. Therefore, damaged pipes are a resulting loss rather than the cause of loss. They are, then, part of the covered damage. I like to explain this to insureds so they realize that their carrier is affording them more coverage than it would if this were simply a leak in a plumbing line.

    Paying to replace undamaged lines is not going to be covered unless the carrier grants some extraordinary dispensation based on the facts of the case. Assume that they are not when you write your report. It would behoove the plumbing contractor to go to a little more effort to determine which pipes are damaged and which are not before subjecting the insured to additional expense that is not part of the claim.

    The freeze losses and the resulting water damage when the owners can not shut off the water when the thaw comes along(gone for several days) are straight foward if you have a HO-3 and the heat was on in the house.The losses A & B(C) can run up into the thouands. Many first time adjusters will not be called out. However, some of you folks who have never worked your first claim, but have exactimate skills can make some good $ by writing the estimates on the building and contents, AFTER the adjuster who knows what he/she is doing takes the scopes and photo,s.

    REMEMBER these working adjusters do not need a partner to split the bill, but you can stay home get all the poop by e and make $25.00 per hour. I will contact an excellant gate keeper for both sides. I will work losses myself and farm out all the above.I will be the first contact, but it will change. rhrayhall@gmail.com
