Would you consider buying a policy that did not cover roofs for a 50% reduction in premiums?

    I hope this never happens because it would severely affect my income.  But, roofers, PA's, and filthy lawyers are driving up the honest customers prices.  See, in insurance, the crook commiting fraud wins.  The old couple that pays premiums every year for their entire lives that does not want to take advantage of their insurance company loses because their premiums go up too even though they dont file claims.  They are FORCED to pay for the roofer who pulls up shingles and calls it wind lift.
     
    What I am saying is, if there were a roof endorsement that could be bought or not bought that gives coverage or takes away coverage for your roof.  Say if you don't buy this roof endorsement then your premiums will be half or a third less and we dont cover the roof.  Could this ever happen??
     
    With the exception of a few large hail storms and homes that take a direct hit from a hurricane, about 95% of the roofs replaced are technically damaged but really do not need to be replaced.  I mean seriously how much life was left in the last roof that you replaced?  This would eliminate replacing 3 year old roofs that have 15 years of life left in them because there are a few small hail hits. 
     
    Again, I do not want this but I could see it happening in the future.

      it's something to think about. I was just sitting here thinking in my 41 years of being married and owning homes I think I have replaced 2 roofs on my own out of my own pocket. They were both maintenance items that needed to be done at the time. I have been lucky enough to live in areas that do not have continuous hail every few years.
      In my 11+ years of adjusting the roofs I have seen that didn't need replaced on both slopes was minimal . Some had trees deflectiing the hail on one slope 
    but usually if one was hit both were hit.
      That being said, I believe if it was up to me and I had a fairly new roof I would take your gamble on the roof not getting damaged and take the lower premium. That is as long as I live in a non hail prone area.

    I would buy a policy with only wind and fire perils, and liability coverage if that were possible.

    Well my favorite topic, by three other good adjusters. Oklahoma still has ACV on Some roofs. I have seen roofs excluded on non admitted in their HO-3. I have seen 100%  higher Ded on wind than all of the other perils. Something will be done 98.99 and 2010 has cost billions in the state of TX.
     
    For years we have heard Haag Eng. state "windlift in its self its not damage . Thats as asinine as a water spot in the ceiling after a rain is not a leak. It,s damage, BUT not a total loss. The carriers should sue exactimate and Haag for not putting windlift in the "bible" , before IKE. The citizens of TX should bring a class action suit against all carriers who have been blackmaied and paid out over$150,000 on mediated cases settled THAT would never go to a jury trial. I am doing ever thing I can to expose this system. We need a movement of policy holders who will not pay an increse in Homeowners Next year. I am with Chuck, get a named peril policy like a DP 1 for the amount you want to purchase and to hell with this 89% of RCC. I have been doing this for 40 years never has a claim, and saved thousands. The 80% to RCC , trees  and all that BS is just fluff.
